Renovated 20 years ago this home is still increasing 100K per year without new work

This home was a magnificent property set on the side of a hill with views of the Sydney Harbour. Outdated and dark inside it needed renovating. It had been renovated in the 1970’s and had blue and silver flock wallpaper on most of the walls. The block was on a steep slope and the gardens were overgrown. The lower level of the house was just a storage dump and needed a lot of work. The aim was to redesign the home and return some original character to it as well as convert the lower area to a separate unit. The budget was small in regard to the work needed to be completed, so clever solutions were necessary.

A Heritage paint scheme and fittings were used throughout the house.

New traditional styled French doors were installed and the original windows repaired. A traditional cornflower blue colour scheme creates a serene bedroom.

The largest component of this project was to build retaining walls that allowed the land to be more usable. As sandstone did not fit into the budget we used rough faced besser blocks in cream. All the verandahs were rebuilt, new handrails installed and a new colour scheme.

The huge landscaping upgrades and the quality of renovation have allowed this home to continue to rise in value, without any new renovation work required. To this day, the colour schemes are as they were from our original renovation. The size and position are great contributors to the attraction of this home, but having a place that is well renovated and can be moved into straight away is definitely another. In 1997 we sold it for $750K, in 2002 it sold for 1.5 M, in 2008 it sold for 2.02 M and today it is valued over 3M. WOW!
